He has more than 17 years of due diligence experience in various properties including manufacturing, healthcare, pharmaceuticals, residential buildings. Yasuyuki Nishihara evaluates a range of deal issues such as long term CAPEX planning, verification in code compliance, building survey, calculation of replacement cost and environment DD.

Before establishing Rubicon Realty Inc, Yasuyuki Nishihara was Executive Vice President at HI-International Consultant where he reviewed Technical DD report totally, including CAPEX plan, and environment DD.

Our technical due diligence team can help you with your project risk assessment by assisting you with a detailed review of all technical aspects of your project. 

Our technical due diligence experts have excellent  experience in verification of technical and physical aspects of a project and Will be a safeguard of your  investment by identifying and mitigating risk.

Evaluation of Structrural Calculation 

To verify and confirm the consistency between structural calculation sheet and structural drawing.

 


And to check If there is any possibility of intentional falsification manipulation of the data・documents in the process flow-of structural calculation sheet from input data to cross-section test and holding bearing force calculation, and to verify and confirm that there exists consistency of calculation.    

 

 

Evaluation of expected life span of equipment

We will evaluate the expected life span of each installation based on building survey and from hearing of building manager include verification of maintenance record.

Environmental DD

EDD phase 1 level: include Asbestos, PCB,Freon, waiste water, air environment 

Soil Investigation Report

Phase 1 level Soil investigation report: include verification of Register of the land and site visit.

Phase 0.5 level : Verification of old maps
